I live in a granny flat and the main house has NBN. I have an ethernet cable connect from main house NBN modem to the granny flat modem to extend the internet.
When i was using Broadband i had no issues at all but since we had NBN installed my internet in the granny flat has been very unstable. I have even tried a different modem in the granny flat but it is still same.
Any suggestions would be appreciated.

There is nothing you can as when the firmware becomes available it will automatically download. Not all modems get updated at the same time Telstra updates in batches of 5000 modems per night. The firmware you have should cause no problems it was the previous firmware v05.04r which caused problems with internet connections dropping out on some devices particular network switches, NAS, and access points.
You could try turning off LAN IPv6 in the main modem (Advanced > Local Network).
Have you disabled the router function in the modem in the granny flat and configured them as an access point?
