Fair Market Value iphone 8 plus

Can someone form Telstra help me.

 

I have read on this forum that the FMV of a lease phone is calculated at 3% per month of the lease ie 24 x 3% = 72%, so FMV is 100-72%=28%

 

The original cost of an iPhone 8+ was $1,229 so was expecting the FMV to be $344, I have just been advised by the 24x7 Telstra Chat that the payout is $444.

 

Any idea of why the discrepancy? Is the calculation of 3% x no of months under contract correct? If it is, what am I doing wrong?
